Most small store proprietors can’t make the new rents even if they are fairly well supported by the nabe.
Stores go in and out, it is the nature of things, but as the rents go up the pool of replacements shrinks considerably.
Rents often change the nature of a commercial strip into something that most of the nabe can’t afford or finds unattractive.
Unless the landlords suffer long-term vacancies they will push as hard and as high as they can.
